I am with you before you buy, to help you understand what a property is really worth and what risks it carries.
I look at the building, its location, the planning rules, the costs and its real possibilities — including the questions of liveability and wellbeing that so often go unnoticed: orientation, natural light, ventilation, noise, how the rooms are laid out and how they relate to what is around them.
That way you decide with a fuller, professional and objective picture. Because investing well is not only choosing a good property: it is choosing a place that works for you, before you sign.
Assessing the property
A study of its current condition, layout, orientation, light, access and build quality.
Location and surroundings
An assessment of the area, its services, transport, prospects and potential to gain value.
Legal and planning review
A check of the legal situation, charges, permits and the planning rules that apply.
Costs and feasibility
An approximate calculation of the investment, the works and the associated costs, to judge whether it really adds up.
What the service includes
It starts with a one-hour consultation, 100 €. If you then commission the full report, this hour is deducted from the fee.
